Sometimes Realtors find that Buyers do not fully understand the protocol of working with their Realtor, and this can lead to misunderstandings and confusion...For this reason, I have outlined some guidelines to help you work most efficiently with your Agent in order to promote a pleasant and successful transaction. (1) Your Realtor can show you any property currently for sale in the area - including: (a) New Homes. (b) Homes that are "listed" by other Real Estate Companies. (c) usually Homes that are "For Sale By Owner". It is not in your best interest to use multiple Agents in overlapping areas. You will probably have two or more Agents showing you the same Homes. This duplication of efforts will waste everyone's time, yours and theirs. (Ask the Agent what areas he covers frst) You should choose an Agent you feel comfortable with and trust. Then work only with him or her. If your Agent knows that you are a Loyal Client, he will move mountains for you, and provide you with as much valuable time as you need. Your Agent subscribes to the Multiple Listing Service, and can access up to date data on Property over most of Southern California. Rest assured that he will work hard to locate every available property that meets your criteria. (2) Once you have established a relationship with a Realtor, ask him to give you some extra Business Cards in case you should decide to go out on your own to visit Open Houses, or to preview the Models of New Homes. Let other Agents and Sales Representatives know that you are working with a Realtor. Give them your Realtors card. They will appreciate your honesty and loyalty, and should not pressure you in any way. Loyalty and Honesty are considered the foundation of our profession. (3) Your Agent is committed to help you find the best available home at a price you can afford or feel comfortable with. It is important that you be candid with him about your needs and expectations in this respect. Early in the search process, your Agent should suggest that if you have not already done so, you should get together with a Lender (of your choice, or he can make recommendations) for pre-qualification. This should be at no cost or obligation on your part. This is a quick and easy procedure, will take very few minutes, and can be done over the phone if more convenient to you. This will give you a level of comfort during your home search. It is also to your advantage to get pre-approved prior to finding your new home and making an offer. Once you have a Pre-Approval Letter, Sellers may well choose your offer above another's. Your offer will be considered "as good as cash". (4) When an Agent helps you find a Home, you should be sure to have that Agent write and present your Offer. He or she has worked harder than you can imagine to locate the property for you, and it is only fair that they represent you in the sale. Your loyalty is a valued and necessary ingredient that can work for or against you. Please remember, your Agent does not get paid unless, and until, your purchase closes Escrow, and working with more than one Realtor at a time will create problems for everyone involved.
